The Lot

Point Loma, California

This historical remodel of a former US Naval theater, Luce Auditorium, is now THE LOT at Liberty Station, a social venue with a full service bar and fine-dining restaurant adjacent to six luxury cinema auditoriums. The historic building has been maintained and repaired according to the original exterior appearance, and the entry lobby maintains the original wood stage floor and concrete presidium upon which notable performers such as Bob Hope, Jack Benny, and Nat King Cole once performed.

The Riviera Theatre

Santa Barbara, California

The Riviera Theatre, built in the 1920’s, is home of the Santa Barbara International Film Festival. For this theater remodel, SMS Architects maintained the original eclectic red color scheme and saved the “R” emblazoned wall sconces characteristic of this venue. The historical exterior has also been 100% maintained. The original character of this historically revered theater has been considered thoughtfully and now transcends to a modern state-of-the-art movie viewing experience.

Louis B. Mayer Theater

Woodland Hills, California

Rededication and renovation of the Susan and Gary Martin Screening Room in the Louis B. Mayer Memorial Theater. This 200 seat auditorium was originally built in 1967 and designed for residents of the Woodland Hills Screen Actors Guild retirement community.

Avenue Pizza, Crawford Brewery & Beso

Downey, California

Renovation of the 1925 Avenue Theatre. This mixed-use venue will feature the Avenue Pizza, Crawford Brewery, and the Beso nightclub. Fun Fact: The Crawford Brewery is named in honor of Downey, California history since “Crawford Street” was the original name for Downey Avenue! Also, the original “Avenue Theatre” sign and marquee will be maintained, making this project one for the history books.

The Commissary at the Groves

Whittier, California

This project site is the 126-year-old former Whittier State School and Correctional Facility which, in the 1960s, was transformed into a Protestant Chapel. SMS Architects has designed what will become The Commissary at The Groves, a historical restoration which is to be listed on the National Register of Historic Places. This community center will be available for use not only by the residents of The Groves but also by the residents of the city of Whittier as a whole.

Farmhouse Collective

Riverside, California

This historic Riverside site, once a motor court motel built in 1948 is located near the University of California Riverside and is now being converted into a restaurant and entertainment venue. The Farmhouse Collective will be a great destination for Foodies and will include an experiential outdoor food hall complete with a beer garden and a stage for live musical performances.

Rives Mansion

Downey, California

This historic Downey mansion can be found in the National Register of Historic Places. The mansion is being converted to both office and event center use. The buildings to be restored include: the mansion, water tower and carriage house. The guard shack is renovated to be new café. The restoration of windows and building features are designed to bring these building back to its original state.

Regency Lido Theater

Newport Beach, California

SMS worked on the conceptual design renovation of this historic Lido Village icon, bringing the 1938 theater up to today’s access and exiting standards. Design included paint studies, an enclosed lobby encompassing the original tiled ticket booth and revitalizing the existing interior features to showcase the glamour of the era.
